Plumber in San Ramon, CA

San Ramon is home base for VIP Plumbing & Water Heaters — our office is right on Bollinger Canyon Rd, so this is the city we know best. It's a city of two halves: established valley-floor neighborhoods near Bishop Ranch and I-680 that go back to the 1970s and 80s, and the newer Dougherty Valley communities east of San Ramon Valley Blvd that have grown up over the last two decades.

That mix means we see everything here, from original supply lines in an older Twin Creeks home to sizing a tankless system for a larger Windemere or Gale Ranch house.

Local water in San Ramon

San Ramon actually sits on two different water systems. Homes in the Dougherty Valley area are served by Dublin San Ramon Services District (DSRSD), which buys wholesale treated water from Zone 7 Water Agency; DSRSD describes its water as moderately hard to hard, with 90% of samples falling between 115-324 mg/L (7-19 grains per gallon), and hardness can climb further when Zone 7 blends in more groundwater. The rest of San Ramon is on East Bay Municipal Utility District (EBMUD), whose water runs noticeably softer, in the 1-7 grains per gallon range.

Either way, San Ramon water is hard enough to leave scale on fixtures and water heater elements over time — a softener pays off faster on the DSRSD side of town, but both sides can benefit.

San Ramon homes we work on

The valley-floor neighborhoods — Twin Creeks, Bollinger Hills, Inverness Park, and the rest of the 1970s-80s boom, plus Old Ranch Estates from the 1990s — are old enough that original galvanized or early copper supply lines and aging water heaters are common. That's where we do most of our leak detection and line repair work.

Dougherty Valley — Windemere, Gale Ranch, and the neighborhoods built out since the 2000s — is San Ramon's newest housing, with modern PEX or copper plumbing already in place. The plumbing there tends to hold up; the bigger factor is size — larger homes with more bathrooms and fixtures need water heaters (often tankless) sized to keep up with demand.
